This will be second attempt at rezoning former SGCI property

SACKVILLE, N.B. – Sackville town council will once again consider a request by a local developer to rezone a portion of the former SGCI property as he looks to build an apartment building on the site.

This will be Gordon Beal’s second attempt at rezoning a parcel of land at the rear of the site at 131 Main Street from Residential Historic Commercial to Urban Residential 3 (R3) to allow for construction of a multi-unit residential building.

Beal’s previous rezoning request back in 2010 was denied, with town council citing the design of the proposed building as the main reason behind the rejection. The initial building, which was said to be targeted toward professionals and seniors, featured two storeys that would have included about a dozen two-bedroom apartment-style units.

The new development is a proposed three-storey, 19-unit building.

A public hearing for the rezoning request is set for Nov. 12 at 7 p.m. during council’s regular meeting at town hall, at which time objections or support for the proposed development can be brought forward.

But councillors Bruce Phinney and Ron Corbett didn’t want the proposal even getting that far and voted against a resolution earlier this month that sets the date and time for the public hearing. The resolution also directs staff to prepare a bylaw, which would then go to the planning commission for their views and recommendation.

“I think it’s the wrong place for that type of development,” said Coun. Phinney, who said his understanding is that the apartments would be geared towards students and doesn’t want to see it interfere with the Marshwinds co-op housing next door.

The two councillors were outvoted, however, 6-2.

Coun. Bill Evans pointed out that the resolution only starts the process moving forward, and in no way means council is set to approve the proposed development.

“It only specifies council’s intent to consider this rezoning,” he said.
