AMHERST - Almost as pressing as the Cumberland YMCA's financial position is the need for a number of improvements that must be made to the building itself over the next two years.

Speaking during a membership meeting on Tuesday at the YMCA, board member Ron Patterson said the facility cannot wait much longer for close to a half million dollars in capital improvements that have been put off for far too long.

"This building was built in 1987 and the reality is pretty near all the systems in this building are 20 years old," Patterson said. "The reality is there is no reserve for capital replacement. We can pick apart decisions that were made by those before us, but that's a waste of time.

"The bottom line is we can no longer defer building maintenance, we're right up against the wall on this."

Normally, the YMCA would set aside five to 10 per cent of its revenues on a yearly basis to cover capital improvements, but Patterson said for several reasons that was not done at the YMCA. That was done in the first budget, but other issues, namely financial, arose leading successive boards to keep putting the program off.

"Here we are today with a building that's 20 years old with very little upgrades and in need of some serious renovations," he said.

Among the items needed to be replaced are the gym floor at a cost of up to $100,000, replacing the roof at a cost of between $60,000 and $80,000, upgrading the building's mechanical and air-handling systems at a cost of $100,000, renovating the pool area at about $50,000 and miscellaneous expenses totalling $80,000.

As well, Patterson said, the YMCA needs an energy audit.

The YMCA is holding another membership meeting on Tuesday, Sept. 25, at 7 p.m.
