Decision delayed on proposed Wynn Road development

TRURO - A decision on an 11-unit residential development proposed for Wynn Road was delayed yesterday in order to get clear survey results from area residents.
Truro town councilors voted unanimously to table a decision on the proposed development, by Footprint Development Limited, after concerns were raised that residents did not receive town notification of a revised plan for 68 Wynn Rd.
"My concern is ... this decision today ... is it actually based on a well-informed community?" Coun. Sharron Byers said during the debate.
"Another 30 days, I don't believe will make or break us, but I think we should make sure the process was done right," added Coun. Raymond Tynes.
The property is located off the Lower Truro Road near the McClures Mills Road.
The developer initially planned a 24-unit three-storey building. The town sent out surveys to area residents, as it does with all new developments, asking for input.
After the proposal was not well received by the planning advisory committee, residents or planning staff, the developer submitted another option. The second option would include four separate townhouse-style structures; three buildings with three units each and one with two units.
Director of planning Jason Fox said the second option was not received in time to send out new surveys.
Resident Sandy Bates picked up a copy of the new option and went door-to-door canvassing residents on their thoughts. Of the 102 people she visited, she said, 95 were opposed, one was in favour, five had no opinions and one wanted more information.
"Traffic is the biggest issue," Bates said.
Other issues identified included some residents not wanting more than two-unit buildings, keeping the area low density and some people were concerned the units would be rental properties.
"I have a problem with the fact that somebody would want to keep development out because they're rentals," said Coun. Charles Cox.
The town will conduct a proper survey and council will hold a hearing on the proposal next month. A date was not set yesterday.
